How Much Does It Cost to Board a Loft?

Practical guidance on loft boarding, storage, ladders, insulation and safer access, written for UK homeowners.

loft boarding cost

Loft boarding costs around £50 to £100 per m² fitted as an initial budgeting guide. At that rate, 15 m² works out at £750 to £1,500. The final price depends on the support system, access and preparation required, with any ladder, hatch, insulation or lighting work agreed separately.

The useful storage area matters more than the size of your house. You may only need a platform close to the hatch, rather than boards across the entire loft. This guide explains how to estimate a budget, compare quotations and decide which improvements are worth including.

How much does loft boarding cost per square metre?

Our indicative fitted range is £50 to £100 per m². Multiplying this by the area you want boarded gives you a starting budget, rather than a fixed quotation.

Illustrative costs calculated at £50 to £100 per m²
Area to be boarded Illustrative fitted budget
10 m² £500 to £1,000
15 m² £750 to £1,500
20 m² £1,000 to £2,000
30 m² £1,500 to £3,000

These figures are arithmetic examples using the guide rate, not package prices or quotations for specific properties. Small jobs still involve access and set-up time, so the price does not always scale directly with area. Confirm the agreed work and total payable, including VAT, in your written quotation.

For example, a proposed platform measuring 3 m by 5 m covers 15 m². The survey may identify a smaller useful area once headroom, roof timbers and access to services have been considered. Measure the proposed storage platform, rather than assuming the whole loft footprint needs boarding.

Why does raised loft boarding cost more?

Raised boarding uses supports to create a platform above the insulation. Those supports and the work needed to fit them affect the price, but they also allow storage to be planned around the insulation already in place.

Fixing boards directly onto joists can compress insulation that extends above joist level. Squashing mineral wool reduces its effectiveness, and ventilation also needs to be considered. Energy Saving Trust advises maintaining insulation depth and leaving a ventilation gap beneath boards in its roof and loft insulation guidance.

The right platform height depends on the measured insulation depth and the proposed system. A raised floor still needs a suitable supporting structure: adding boards does not, by itself, increase the load the roof or ceiling structure can safely carry.

Our raised loft boarding service starts with an assessment of the loft, so the layout and support arrangement suit the property.

What about the cost of a loft ladder, hatch and insulation?

A boarding price should not be assumed to include every improvement needed to use the space. Ask for the boarding and any additional work to be identified in the quotation.

  • Loft ladder: the appropriate type depends on ceiling height, the hatch opening and the space available for the ladder to open. Compare loft ladder options alongside your storage plans.
  • Hatch work: a replacement or enlarged opening may make access easier, but suitability depends on the ceiling structure and available space. See our loft hatch service.
  • Insulation: existing material may be suitable to retain, need topping up or require further assessment if damp or damaged. Any insulation work should be priced to the agreed scope.
  • Lighting: consider how you will see the ladder landing point and storage area. The type and number of lights should be specified separately if included.
  • Preparation: removing old boards or working around previous alterations can add work before the new platform is installed.

It is worth asking for these items to be quoted together if you need them. That lets you compare a complete storage project with boarding alone, without assuming that a ladder, hatch or insulation upgrade is included in the square-metre rate.

What else affects the installation price?

Access to the loft

A restricted hatch or awkward approach can make it harder to carry materials into the loft. The available space below the opening also matters when planning a ladder. These details can change the work required even when two proposed platforms cover the same area.

Roof layout and usable headroom

Roof timbers, low eaves and changes in level influence where storage can go. A larger floor area is not necessarily more useful if much of it is difficult to reach. A clear route from the hatch can be more valuable than additional boards in low corners.

Existing boards, pipes and cables

Old boarding may need removing before the insulation and structure can be assessed. Water tanks, pipes, cables and other services need to be considered in the layout, with access retained where required. If a problem needs attention before boarding, it should be explained before the installation is agreed.

Do you need to board the whole loft?

Often, no. Start with what you want to store and how you will move it through the hatch. A central platform for seasonal decorations, suitcases and suitable storage boxes may meet your needs without extending into every corner.

Ask for a smaller layout to be priced if the first proposal exceeds your budget. You can then compare the saving with the storage space you would give up. Our guide to how much of your loft to board explains the practical considerations.

Is DIY loft boarding cheaper?

DIY can reduce the labour cost if you have the skills and the loft is suitable. However, a materials-only basket is not a like-for-like comparison with a supplied-and-fitted quotation. Include the appropriate supports, boards, fixings, tools and any preparation or access work in your budget.

Before starting, you need to understand the structure, insulation clearance, ventilation and services. Do not cut roof timbers or assume a boarded surface makes the loft suitable for heavy storage. If you are unsure, arrange an assessment. Read our DIY loft boarding guide before deciding.

How to compare loft boarding quotations fairly

Compare the same area and scope of work. A lower total may cover fewer square metres, a different support arrangement or no access improvements.

  1. Confirm the boarded area: ask for the proposed dimensions and position of the platform.
  2. Check the support system: establish how it accommodates the existing insulation and structure.
  3. List additional work: identify ladder, hatch, insulation, lighting and removal work individually.
  4. Check the final payable price: confirm VAT and any exclusions, rather than comparing an inclusive total with a starting figure.
  5. Discuss handover: ask about the expected installation time, access to services and suitable storage use.

A useful quotation explains what will be installed and where. That gives you a clearer basis for a decision than a price per square metre on its own.

Loft boarding cost FAQs

How much does it cost to board a 15 m² loft?

Using the guide rate of £50 to £100 per m² gives an illustrative budget of £750 to £1,500 for 15 m² of fitted boarding. This is not a fixed package price. The final quotation depends on the loft and any additional work agreed.

How much does it cost to board a three-bedroom house?

The number of bedrooms does not tell you how much useful loft area needs boarding. A smaller central platform and a larger storage layout can have very different costs in houses with the same bedroom count. Price the measured platform and access work instead.

Does the price include a ladder and hatch?

Only where they are specifically included in the quotation. A boarding-only price should not be assumed to include a ladder, replacement hatch, insulation upgrade or lighting.

Can you board over existing insulation?

Often, yes, where the structure is suitable and an appropriate raised system provides clearance above the insulation. The existing depth and condition need to be checked before the platform height and layout are chosen.

How long does loft boarding take?

Many straightforward installations take around one working day. Larger areas, restricted access or additional preparation and hatch work can take longer. We confirm the expected timescale with the proposed work.

Does boarding turn my loft into a usable room?

Loft storage boarding creates a platform for suitable household storage. It does not turn the loft into a bedroom, office or other habitable room. A room conversion requires a separate assessment and specification.
